As of recent data, Miami consistently ranks as one of the most expensive cities in the United States — not just in Florida. The average home price in Miami-Dade County sits well above $500,000. Rent for a modest two-bedroom in a decent neighborhood runs $2,800 to $3,500 per month. Let's compare some real numbers across cities where I actively help clients relocate:

Cape Coral: Median home prices in the $350,000–$420,000 range. Larger lots, waterfront access, quieter lifestyle. Insurance varies by flood zone but is often comparable or manageable with the right guidance.

Port St. Lucie: One of the fastest-growing cities in Florida. Median prices frequently under $380,000. More house, more land, significantly less traffic.

Ocala: If affordability is the primary driver, Ocala is hard to beat. Median home prices under $280,000 in many neighborhoods. A genuinely different pace of life.

Lakeland: Centrally located between Tampa and Orlando. Strong job market, solid schools, median prices in the $300,000s.

Palm Bay / Melbourne: Space Coast living with median prices well below Miami. Growing tech corridor, beach access, and a fraction of Miami's congestion.

The pattern is consistent: outside of Miami, you get significantly more home for significantly less money.

The Hidden Savings People Miss

The home price is just the headline. Here's what changes when you leave Miami:

  • Property taxes are often lower in smaller counties
  • Car insurance drops meaningfully outside of Miami-Dade
  • HOA fees tend to be lower or nonexistent in many communities
  • Grocery and dining costs are measurably cheaper in smaller markets
  • Commute time decreases — and that's time back in your life

One of my clients moved from a $3,200/month rental in Kendall to a home they now own in Cape Coral. Their mortgage? $2,100 per month. On a home twice the size.
